Hawaii Commercial Real Estate: Why Lease Expirations Can Destroy Value

A commercial property can be fully occupied, producing strong NOI—and still have a serious income problem hiding in plain sight.

The issue? Lease expirations and rollover risk.

In this video, I explain WALT—Weighted Average Lease Term—and why sophisticated commercial real estate buyers look far beyond a simple occupancy percentage when evaluating an income-producing property in Hawaiʻi.

WALT provides a useful snapshot of how much contractual lease term remains across a property or portfolio. But the number does not tell the whole story. Different owners and investment companies may calculate or present WALT differently, including weighting leases by annualized rent or square footage and using different assumptions regarding renewal options and other lease provisions.

That is why the real analysis begins with the lease schedule.

A serious buyer may examine:

  • Tenant concentration and credit quality
  • Lease expiration and rollover timing
  • Renewal and termination rights
  • Contractual rent escalations
  • Above-market or below-market rent
  • Potential vacancy and downtime
  • Tenant improvement allowances
  • Leasing commissions and renovation costs
  • Replacement rent
  • The percentage of NOI exposed to near-term rollover

Two buildings can have identical occupancy, identical NOI and even the same reported WALT—and still carry very different investment risk.

For Hawaiʻi commercial property owners considering a sale, understanding that lease story before going to market can help identify weaknesses, position strengths and anticipate the questions sophisticated buyers will ask.
