Hawaii Condo Buying Warning: 3 HOA Red Flags Foreign Buyers Must Catch

Buying a Hawaii condo from overseas can look easy from a distance: beautiful photos, ocean views, rental income projections, and the dream of island ownership. But before you fall in love with the property, you need to look closely at the HOA documents.

In this video, Jason Wong (PB) MBA of Island Dragonfly shares three HOA document red flags that foreign buyers, U.S. expats, and out-of-state investors should watch for before moving forward with a Hawaii condo purchase.

The first warning sign is a weak reserve study or low reserve funding. A building may have cash in the bank, but that number alone does not tell the full story. If major repairs are coming and the reserve fund is not strong enough, future owners may face special assessments, rising maintenance fees, or deferred maintenance problems.

The second red flag is active litigation or ongoing claims involving the HOA. Litigation can affect financing, resale value, buyer confidence, and the number of lenders willing to work with the building.

The third red flag is rental restrictions. A condo may look like a strong investment property, but minimum rental periods, owner-occupancy rules, rental caps, or long waitlists can completely change the cash-flow picture.

For overseas buyers who cannot easily visit in person, HOA document review is not a small detail — it can be the difference between buying a Hawaii asset and inheriting a financial headache.
