Buying a Hawaii Condo? Your “Assigned” Parking May Not Be Yours

That perfect Hawaii condo may come with an ocean view, a beautiful lobby, and what looks like two convenient parking stalls — but here is the question many buyers forget to ask:

Are those parking stalls actually deeded to you, or are they merely assigned for your use?

In this video, Jason Wong (PB), MBA of Island Dragonfly explains one of the most overlooked issues in Hawaii condo ownership: parking rights. Many buyers assume that “assigned parking” means the stall belongs permanently to the unit. In reality, condo parking can fall into different categories, including deeded parking, limited common element parking, or common-element spaces that the association or board may have authority to reassign depending on the governing documents.

This matters because parking can affect daily convenience, resale value, buyer confidence, financing perception, and future disputes inside a condominium project. A stall that appears to “come with the unit” may not be separately conveyed. A space described casually by a seller, previous owner, or building staff may not match what is written in the declaration, deed, condominium map, or house rules.

Before buying a Hawaii condo, especially in Honolulu, Waikiki, Kakaʻako, Ala Moana, or any dense urban market where parking is precious, review the actual documents. Ask whether the stall is deeded, a limited common element, an exclusive-use right, or simply assigned by the board. A beautiful condo can still become a headache if the parking rights are unclear.
